Hope you had a great month of May! This was a busy month for our community with slightly more inventory coming on the market. The high sale this Month was a 2 bedroom with loft unit that sold for $452,500 which is a bit less than the non loft 2 bedroom unit I closed last month for $461k. Other notable sales were another 1 bedroom unit closed escrow at $340k which ties my listing that sold in March as the recent high sales in the complex. It appears that some of the closed sale prices have slightly decreased compared to properties sold earlier in the spring.
Inventory is starting to increase, but is still low right now. There are a couple new listings to watch for to test the strength of our market. One is a 2 bedroom unit in building 9 that is listed at $490k and the other is a 3 bedroom unit in Building 3 that is listed for $499,995. Those units are priced above recent comps, but if they do sell that would be great for our home values. The last week or so in May has been a little bit slower, but I am still receiving calls everyday from agents and buyers looking for units at the Met, especially units on the top floor. Properties in the Met are still definitely moving with my listings receiving much activity. In this market even the traditionally more difficult freeway facing units are selling with not as much challenge as usual.

Many properties are still moving very quickly in the Met with my listings having a lot of buyer activity and some even selling before going on the market for record prices. I know of many buyers looking right now and the low inventory is creating high demand of high quality buyers. It may be a good time to consider selling for anyone thinking about taking their equity and purchasing a new home either to get more space or shorten your commute. There are still many opportunities out there for anyone looking to move up to a bigger home or move closer to shorten your commute.
