July 2017 Met Woodland Hills Real Estate Report

 

 

 

Hello Fellow Friends and Neighbors,

Hope all is well! The month of July was a great month for the Met Woodland Hills Real Estate activity with many great sales and lots of properties going into escrow. I am very proud to announce that I sold the first 1 bedroom (non loft) unit for at least $320k since 2007. This should be a great comp for any 1 bedroom homeowners moving forward. I was also able to sell a 2 bedroom freeway facing unit for $395k which is $25k more than the last 1st floor, 2 bedroom freeway facing unit that sold last year. There were also some great 2 bedroom and 2 bedroom+Loft unit activity as well. We had a 2+Loft sale that sold for $447k which is the recent high for a 2+Loft. We also had a lower level 2 bedroom unit sell for $440k which is a first since 2007. These owners were able to use the recent high sales to get their unit to appraise.

 

Market activity in the Met Woodland Hills is still very active with most listings selling within the first 14 days of going on the market. The pace of new listings picked up this month with 14 listings coming out in July compared to 10 in June. 2 bedroom unit inventory has picked up recently while 1 bedroom inventory is low.

 

I’d recommend anyone who has their unit as a rental property contact me to discuss the market conditions before you decide to rent the property out for another year or sell. I’d love to help you make an informed decision with no pressure or obligation. While the market is definitely booming there are still some units still sitting unsold. I would guess that the reason for this is either being overpriced, in a less desirable location or both. This is why it is important to consult with someone who is an expert in the complex so you don’t waste time on the market at a price that the market will not respond to. I can also advise on what improvements can net you the best ROI when it comes time to sell.

Many properties are still moving very quickly in the Met Woodland Hills with my listings having a lot of buyer activity and going into escrow at record prices. I know of many buyers looking right now and the low inventory is creating high demand of high quality buyers. It may be a good time to consider selling for anyone thinking about taking their equity and purchasing a new home either to get more space or shorten your commute especially as more inventory is projected to come out in the summer. There are still many opportunities out there for anyone looking to move up to a bigger home or move closer to shorten your commute. The information below compares the Real Estate Activity of July 2017 to June 2017 as reported by the Southland Regional Association of Realtors MLS.
