February Met Woodland Hills Real Estate Report-Market is Hot!

Hello Fellow Friends and Neighbors,

Hope you had a great February! The month of February was a booming month with very strong pricing activity which is good for homeowners. 3 out of the 4 properties that went into escrow this month appear to be sales that should be near all-time high pricing. We have our first listing on the market that came out over $500k. This is a 3 bedroom unit and would be the first listing over the $500k in recent memory. It will be very interesting to see how the market receives this property and pricing.  Last month I was able to complete two record breaking sales. One was a 2BR (non loft) that sold for $445,000 which would be the first non loft 2 bedroom sale in the $440s in over a decade. My other record breaking sale was for a 1 bedroom with loft sale for $352,000 which we sold higher than the initial appraised value and is also the highest sale of this floor plan in over 10 years and first in the $350ks in a very long time as well. Both of these sales broke past previous price barriers which I believe will help our values increase moving forward from a sales and appraisal perspective. This also shows the value of a local agent who specializes in the neighborhood.


Inventory is super low right now with buyer’s rushing to every property that comes on the market. I am receiving calls everyday from agents and buyers looking for units at the Met Woodland Hills. Properties in the Met Woodland Hills are still definitely moving with my listings receiving much activity. Even the traditionally more difficult freeway facing units are selling with my one freeway facing listing receiving 3 offers before the seller choosing one.
