August 2016 Met Woodland Hills Real Estate Update

Hello Fellow Friends and Neighbors,

I hope you all had a great month of August! It’s all going by way too fast! August was a really busy month for the Met Woodland Hills with total number of closed sales for August equal that of June and July combined! We had some great comps for the Met Woodland Hills, especially for the 2 bedroom and 2 bedroom with loft units. I was happy to be able to get my client in building 3 the highest sale price for a 2nd floor, 2 bedroom unit in 2016 YTD which sold at $405,000 with zero days on the market. For the 1 bedrooms, we had a couple lower comps with one being a short sale and two other nice comps hitting close to or around $300k. It is great to see these higher sales comps for our community. The amount of new inventory coming on the market this month decreased compared to July which is a good thing if you are thinking about selling as more supply equals more competition. Interest rates are still near historic lows so hopefully buyer activity stays strong. There is great opportunity for those looking to buy or sell. Top floor units, 2 or 3 bedrooms and anything with a quiet location is still in high demand. The information below compares the Real Estate Activity of August 2016 to July 2016 as reported by the Southland Regional Association of Realtors MLS.
