April Met Woodland Hills Real Estate Update


Hello Fellow Friends and Neighbors,

 

Hope you had a great month of April! This was a busy month for our community with more inventory coming on the market as well as a great record sale that I am very happy to have accomplished for my client. This record sale was for a 2 bedroom (non loft) unit that sold for $461k which is a first since 2007 and $14k more than any other sale in the Met this year even the larger units with lofts. This was definitely a challenge from a sales and appraisal perspective as the recent sales of similar units in the complex were much lower. Most of the buyers viewing the unit had the same concerns. The owner and I believed we had a unit in a great, unique location and I fought to make the deal work for a record price. I was very happy for my client that we were able to bypass the $450s and get him a price over $460k. Getting the buyer to accept the price was one challenge and the next one for me was to get the appraiser to accept the price as well. My experience living and selling homes in the community gave me the knowledge on how to present my case to both buyer and appraiser to great success. This will be a great comp for anyone looking to sell in the neighborhood. This also shows the value of a local agent who specializes and lives in the neighborhood.

 

Inventory is starting to increase, but is still low right now. I am receiving calls everyday from agents and buyers looking for units at the Met. Properties in the Met are still definitely moving with my listings receiving much activity. In this market even the traditionally more difficult freeway facing units are selling with not as much challenge as usual.

 

I’d recommend anyone who has their unit as a rental property contact me to discuss the market conditions before you decide to rent the property out for another year or sell. This is why it is important to consult with someone who is an expert in the complex so you don’t waste time on the market at a price that the market will not respond to. I can also advise on what improvements can net you the best ROI when it comes time to sell.

Many properties are still moving very quickly in the Met with my listings having a lot of buyer activity and some even selling before going on the market for record prices. I know of many buyers looking right now and the low inventory is creating high demand of high quality buyers. It may be a good time to consider selling for anyone thinking about taking their equity and purchasing a new home either to get more space or shorten your commute. There are still many opportunities out there for anyone looking to move up to a bigger home or move closer to shorten your commute. The information below compares the Real Estate Activity of April 2018 to March 2018 as reported by the Southland Regional Association of Realtors MLS.
