September 2016 Met Woodland Hills Real Estate Report

Hello Fellow Friends and Neighbors,

 

I hope you all had a great month of September! The month of September had a lot of sales activity with many Met Woodland Hills properties going into escrow and closing escrow. Much of it was due to the large amount of inventory that came out in July. We had some great comps for the Met Woodland Hills, especially for the 2 bedroom and 2 bedroom with loft units. I was happy to be able to get my client in building 16 the highest sale price for a 1st floor, 2 bedroom unit in 2016 YTD which sold at $420,000 before it hit the market. For the 1 bedrooms, we had a couple lower sales prices for the year, one sold at $274k and the other at $275k. I do have a 1 bedroom unit in escrow at a record price. The amount of new inventory coming on the market this month decreased compared to August which is a good thing if you are thinking about selling as less supply equals less competition. Interest rates are still near historic lows so hopefully buyer activity stays strong. There is great opportunity for those looking to buy or sell. Top floor units, 2 or 3 bedrooms and anything with a quiet location is still in high demand. The information below compares the Real Estate Activity of September 2016 to August 2016 as reported by the Southland Regional Association of Realtors MLS.
