June 2016 Met Woodland Hills Real Estate Report

Hello Fellow Friends and Neighbors,

 

I hope you are having a great summer! I can’t believe June is already over! Number of sales in the Met Woodland Hills this month were the same as May. The closed sale prices this month were lower than last month with many of the two bedroom escrows closing lower than May’s 2 bedroom sales due to June’s units being in locations closer to the freeway. It was nice to see that those unit’s sale prices were not that far off though compared to units with quieter, more desirable locations. Supply of new inventory has been very low for 2 bedroom units in desirable locations which are still seeing strong demand.  We had one nice 3 bedroom unit come on the market that are always in high demand due to their rarity. It had multiple offers and went into escrow very quickly. The Brexit vote results have kept interest rates near historic lows so hopefully that will mean increased buyer activity. Interest rates are near historic lows again so there is great opportunity for those looking to buy or sell. Top floor units, 3 bedrooms and anything with a quiet location in the Met Woodland Hills are still in high demand. The information below compares the Real Estate Activity of June 2016 to May 2016 as reported by the Southland Regional Association of Realtors MLS.
